Booking and cost

01How do I book an inspection?

Request one online: pick your inspection and a time in our scheduler. Or call or text (409) 656-6873 and we'll set it up with you.

02What happens after I send a request?

We give you a call to go over the property, confirm the details, and give you a quote. Then the confirmation comes by email, so you have everything in writing.

03How much does an inspection cost?

We give free estimates. The price typically depends on the square footage of the property and the services need. Call or text for yours.

04How long does an inspection take?

It depends on the size of the property and how many services you book together, so it's one of the things we go over when we call to confirm. The average is 2.5 to 3 hours.

05Do you charge a travel fee?

No. There's no travel fee anywhere inside our service area.

The inspections

06What does a residential inspection cover?

The major components of the home, from roof to foundation. We evaluate the visible and accessible areas of the property:

  • Roof
  • Foundation and structure
  • Electrical system
  • Plumbing
  • Heating and cooling
  • Doors and windows
  • Walls, ceilings and floors
  • Built-in appliances

Our goal is to find visible deficiencies, explain them in plain language, and help you understand the condition of the property, whether you're buying or getting ready to sell.

07What do I get after the inspection?

A detailed inspection report sent by email. We also walk you through what we found and answer your questions, so you understand the property and can decide with confidence. Your report will also come with a Repair Request Builder, making communication with involved parties much easier.

08Do you inspect manufactured homes?

Yes. A manufactured home gets the same report as a residential inspection, but it takes specialized knowledge which is why plenty of inspectors won't do one. We will.

09Do you do commercial inspections?

Yes. From the roof to the foundation, we take a closer look at the major systems and components of commercial properties, too. Buying, selling, or just want to know what you're working with? We'll help you understand the property before you invest.

10Can you inspect a house while it's being built?

Yes. Our phased construction inspection checks a new house in phases as it's built, by someone working for YOU rather than the builder. It is important to find any issues that may be present while they can still be fixed easily.

11Do you do termite (WDI) inspections?

We coordinate with a pest control company to get these taken care of. You add it to your inspection and we take care of the rest.

12Do you inspect septic systems and water wells?

Yes, on their own or added to a residential inspection. A septic inspection not only includes functionality but also locating the tank(s) and distribution areas. We're even certified through the National Association of Wastewater Technicians.

A water well inspection includes function and a water quality test. If you need more extensive testing, we can handle that, too. All of our samples are tested by the Sabine River Authority.

13Do you inspect pools and spas?

Yes, as an add-on to a residential inspection: we perform a visual inspection of the pool or spa and its accessible components.

Where and when

14Where do you work?

Southeast Texas and the surrounding areas. Our core service zone runs from Baytown to Orange, and north from Crystal Beach up to Lake Sam Rayburn and Livingston. Our inspectors are based in Lumberton and Hamshire.

15What if I'm outside that area?

We serve clients beyond as needed and as the schedule allows. Give Johnny a call or send a text with the address.

16What are your hours?

Monday to Friday 8 AM to 7 PM and Saturday 8 AM to 3 PM. We don't do inspections on Sundays but are available for scheduling or any questions.

17Should I call, text or email?

Whichever suits you. Calls go to Johnny, and the same number takes texts. Email goes to Sam, who's always checking it.
